We discovered this property and quickly assessed its potential value from a strategic location in a growth district and adjacent to high-end demographics. The redevelopment strategy increased the usable square footage of the property by over 4,000 square feet, creating an exterior courtyard and daylighting a previously subterranean area of the building.

This was a dilapidated structure set one block from a sought-after location, generating the highest lease rates in Alabama. Recognizing the value of proximity, our acquisition and assessment team engaged the design team and quickly rendered a schematic concept which included an accentuated visual and physical connection to Main Street.

Adjacent to a $40M redevelopment project was this 15,000 square foot build which sat vacant and was on the market for half of its original development costs. With our integrated team, we were able to redevelop this property in conjunction with the adjacent redevelopment and see our valuation triple within two years.
